Our Building & Remodeling Process

At Saddle Mountain Construction, it is our goal to make your building or remodeling project an exciting experience, free of stress and wonder. Communication between contractor and client is essential and we would say the most important part of any construction project. The following is an outline and description of our process of remodeling and building.

Initial Meeting

During our first conversation, usually over the phone, we will set up a time to meet with all parties involved, i.e., husband and wife, at the project site or at your home. During this meeting, we evaluate the existing conditions of your home and proposed build. We will discover what your goals and dreams are concerning your project and walk through the areas to be altered to identify opportunities and challenges. At this time, we can discuss what is and isn’t working with your current home and explore numerous ways to design your dream house.

Also, it is at this first meeting that we will discuss budget or budget ranges. There are many ways to design projects and a variety of materials to choose from. If we can establish a budget range, we can design a project that aligns with your personal and financial goals.

Second Meeting/ Design Agreement

A few days after our initial meeting, we will schedule a follow-up meeting, after we have had a chance to process the information from the first meeting. It is at this time that we will enter the Design phase, which begins with a Design Agreement, along with a non-refundable design retainer (half of which will be applied to building cost) that starts the process moving.

  • The Schematic Drawing

During this stage we meet with one a draftsperson or architect to measure and draw your existing home, remodel section, or new home. We will create detailed floor plans, bringing in your desired details, needs, and goals, keeping in mind the budget range we have created. It is our goal to find a design that meets the budget and desires of our client with no “surprises” along the way.

  • Design Development

During this stage we will discuss types of fixtures and finishes that will be incorporated in your project. This is also the time, working with the floor plan drawings that we will bring in sub-contractors to examine existing conditions and lend you their expertise in material selection and placement.

Proposal Stage

At this stage we will present a detailed description of your project followed by a fixed price for the planned construction. Here we will review all phases of the project to establish that each party involved sees their input and desires represented. Once the price is agreed upon we will discuss scheduling and a time frame for construction.

Contract

At this point all parties have agreed to the work descriptions, plans, and costs. It is at this stage that we will present a contract outlining the work to be performed, the time frame of the job, a payment schedule based upon phases of job completion. This agreement also authorizes us to finalize blueprint, obtain permits and order any time sensitive material (i.e. cabinets) required to launch the construction phase.

This is a time to review the contract with me, but we also encourage clients to take a couple days to review the details before signing. We understand that remodeling and building is a considerable investment and we believe all contractual decisions should be taken with time and care to ensure clarity for both parties.

Construction Phase

After the signing of our contract, we will do a pre-construction walk thorough with those involved in the first phases and verify that all is ready to proceed. We will set up dust and surface protection followed by demolition and the subsequent stages of construction, ending with a finished product that both myself and the homeowners can be proud of.

Warranty and Final Walk Through

Saddle Mountain Construction LLC covers workmanship for one full year from completion.  Material warranties vary by manufacturer and these warranties will be reviewed as well. This also the time I will take final photos and ask for a review of the clients experience working with us.
